Garage Baby / Garage Floors / Coated Floors
One surface, no seams, bonded to your slab.
A coated floor becomes part of the concrete. Here's what you choose, how long it takes, and how it's looked after.
What you actually get to decide.
The build is our standard and it doesn't change. These are the parts that are yours, and what's included versus what costs more.
The colour and character of the floor. We bring samples out and look at them in your garage against your walls and your cabinets, because a blend that looks right on a card can look wrong in the room.
Flake goes on until the surface won't take any more. There's no light, medium and heavy ladder here. A full broadcast is the only way we do it, so it isn't a decision you have to make or a line you get upsold on.
A clear protective topcoat with a residential traction profile built in. Satin and matte are available and they cost more, so if you want one, say so early.
Carrying the joint line through the floor is our standard. Coating straight across gives you one unbroken surface, and the tradeoff is that the joint is still under there. We'll tell you honestly whether your slab is a reasonable candidate. More on that here.
Coating the step down into the house, the stem walls or a curb makes the room read as finished rather than as a floor in a garage. It's extra work and it's priced as such.
A colour matched to something specific, a logo set into the floor, or a heavier traction profile if you've got a slope or a wet entry. All doable, all quoted separately.
How long it takes, and when you get your garage back.
Cure time is real and it's the one thing we won't rush. Here's the honest shape of it. We give you your actual dates before we start.
Empty the garage
Yours to do, or ask us. An empty floor is faster to prep and cheaper to do, which is why doing this before you move in is the easy version.
Prep day
Grinding, removal of anything already on the slab, crack and defect repair. On an older or previously coated floor this is the biggest part of the job.
Build day
Moisture barrier, pigmented base, full flake broadcast, then scrape, detail and vacuum. On a smaller garage in good shape prep and build can land on the same day.
Topcoat and cure
Clear coat goes on, then it cures. Foot traffic usually the next day, vehicles a few days after. We write both dates down for you.
Living with it.
Cleaning is genuinely easy. Sweep it, hose or mop it with water and a mild cleaner when it needs it. There are no seams and no grout lines, so there's nowhere for dirt to hide and nothing to scrub.
What to avoid. Harsh solvents, and dragging sharp steel across it. That's most of the list. A floor built properly handles road salt, dropped tools, hot tyres and everything else a garage does to it.
What we hand you at the end. A walk-through of the finished floor, care instructions in writing, and your warranty. We also photograph the substrate, the repairs and the moisture barrier before they get covered, and we record which approved products went into your floor. If a question comes up in eight years, the answer exists.
One warranty, not a ladder. No three, five and seven year versions. We build one floor, correctly, and it carries one written warranty. What it covers, and what it can't.
Coated floor questions.
- How long before I can walk on it and park on it?
- Foot traffic usually the day after the last coat, vehicles a few days later. We give you the exact dates for your floor before we start and we write them down, because putting a car on a floor that isn't ready is one of the few ways to damage a new coating.
- Will my floor crack again?
- We repair the concrete so it can properly receive the system, and we don't promise it will never move again, because nobody honestly can. Concrete moves. What we control is whether the coating is built correctly on top of it, and that's what the warranty covers.
- Do I get to pick the colour?
- Yes, and it's the part most people enjoy. You choose a flake blend and we pigment the base coat to suit it. We'd rather choose it against your walls and cabinets than off a sample card in isolation, because the floor has to live in the room.
- What products do you use?
- Approved products that meet our specification, and we document exactly what went into your floor so it's on record. We don't put manufacturer names in our marketing. You're buying our standard and our installation, not a label on a bucket.
- How do I look after it?
- Sweep it, and wash it with water and a mild cleaner when it needs it. Avoid harsh solvents and don't drag sharp steel across it. That's genuinely the whole list, and we leave you the instructions in writing.
Send us a photo of your slab.
Three or four shots of the floor as it is right now. We'll tell you what shape the concrete's in, whether a coated floor is the right call for it, and roughly what it runs.
Got it.
We'll take a look and get back to you shortly. If it's easier, call us at (609) 546-0196.
